JOB SUMMARY: Assists VP of Finance in preparation and analysis of reports. Manages financial analysts and directs their work.
 
ESSENTIAL DUTIES AND RESPONSIBILITES:
 
Assist VP of Finance in the preparation of the Divisional Annual Business Plan and Quarterly Forecasts
Forecasting of the Division’s Asset performance and projections
Coordinate the preparation and review of the quarterly maintenance of the Asset Gross Margin Analysis (MAMs/GMAs) to reflect current budget and market data to ensure current financial projections
Review base price/option allowances and compare to historical data
Review of finished lot costs / model expenses
Set option revenue/costs based off historical data and showroom manager input
Review of closing costs, broker co-op fees, internal sales commissions and sales allowances
Update the Monthly Operating Forecast Comparison schedule
Prepare and maintain the Post Acquisition Review schedule to ensure documentation of current asset performance
Coordinate and review of weekly/monthly reporting for the Division
Assist in the review of the Division’s weekly backlog and sales/starts/closings status to ensure accuracy
Coordinate and review the weekly Community Pricing Worksheet
Prepare monthly 4 month Cash Flow projections
Review monthly marketing updates to model budgets
Review onsite purchasing monthly plan elevation budget updates, where needed
Review monthly accruals (marketing), reclassifications based upon fixed cost review
Provide information to national accounting team for non-routine accruals
Prepare analysis of monthly Fixed Costs
Prepare and present the monthly Fixed Costs budget comparison analysis and work with department leaders to ensure accurate budget projections
Prepare budget trend analysis and research to better guide departments in the preparation of their budgets
Prepare 10k, tax schedules, Quarterly Flash, Cash flow projections for land acquisitions and development spending and conduct IRR Review.
Management of financial department personnel
Provide guidance and training with daily functions and special projects
Monitor, assess and adjust workloads to maintain and improve the overall performance of the finance department and identify areas where improvement is needed
Other Duties as assigned - Assists in the coordination of internal audits - Assists in the review of the bi-weekly sales commissions for the Division - Prepare New Community Pricing Comparison file at the start of new community launches - Review and monitor Expense Report process for proper coding 
 
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:
 
Education/Certifications/Licenses
BS in Accounting or Finance required
CPA certificate a plus
 
Experience
3-6 years experience working for a public accounting firm OR 3-6 years experience in Finance/Accounting within the construction industry (preferred)
 
Knowledge, Skills & Abilities
Strong financial and accounting skills, as well as analytical and computer skills.
Knowledge of how KB Home does business, Policies and Procedures, and Accounting Standardization Policies, and thorough working knowledge of Homebuilder ONE system.
Strong Excel skills required
Excellent communication and interpersonal skills.
Good organizational skills.
 
Work Requirements
Must work 8-hour days (during core business hours) with flexibility for longer hours as needed
Must conduct business in a professional and ethical manner to potential buyers, external business associates and coworkers to reinforce goodwill and profitability for the company.
The ideal candidate must be able to complete all physical requirements of the job with or without a reasonable accommodation. 
Ability to stand or sit for extended periods
Ability to move about work location
Ability to drive/travel as needed
Ability to walk up and down stairs 
Ability to observe details at close range and communicate information so others will understand
Ability to transport and move up to 20 lbs and move as needed (for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio)   

COMPENSATION & BENEFITS:
Base Salary: The expected base salary range for this position is $110,000 - $125,000 per year depending on experience, paid semi-monthly.
Bonus: This position is eligible for annual discretionary bonus
